      <image:caption>A renovation to a bank Baumann and Baumann designed for Park National Bank in the 1950's, the new addition fits into the scale and aesthetic of the existing building and conditions while working within the limited building footprint. A new entrance and lobby along with signage are the primary features, with lots of glazing, providing a strong, open connection of the interior and exterior. A new teller line and waiting space was created along a diagonal at the front interior. Minor modifications were made to the exterior front along Seventeenth Street  including the installation of a metal panel system over the existing ceramic tiles to provide an updated appearance. The existing steel columns underneath were painted a dark cool bronze so that they read as less pronounced while still preserving the natural rhythm and original design intent. A large handmade wood soffit serves as a way finding means from the door to the teller pods. Utilizing teller pods and interior glazing along the office walls, it yields a more open experience.       <image:caption>A renovation to an existing office building, originally built in the 1980’s. Since there was water leakage into the building, the building and signage tower was in need of a new roof in addition to the replacement of the second story patio with a new railing. In addition to addressing maintenance issues, we suggested the building be repainted to give curb appeal in historic Downtown Sevierville. The building was painted a shade of red to complement the existing brick facade and the surrounding downtown buildings. The railing design features a circle motif, a nod to the existing circular motif at the tower. A new streetscape and landscaping were added for additional curb appeal. The rear features a large double height keeping room, angled to take advantage of views up and down the waterfront while also providing privacy to the large exterior covered porches along the rear. The 1,200 sq. ft. master bedroom suite features large french glass doors which open onto the rear porch, large walk in closets and an on-suite bathroom.       <image:title>RESIDENTIAL - PARK PLACE CONDO RENOVATION</image:title>
      <image:caption>A 1,244 sq. ft. renovation to an existing 2 bedroom, 1.5 bath condominium. The existing residence was originally constructed with an inefficient kitchen with a wall separating the living room from the kitchen. The challenge was to renovate the spaces to create a more efficient use of space while taking advantage of the natural daylighting from the 9’-0” tall windows. The solution was to provide an open layout between the kitchen and living room. An L-shaped kitchen was constructed, creating definition between spaces while also providing function. The cabinets were extended to the 11’-0” ceiling, creating both horizontal and vertical storage. Bar seating is provided over storage in lieu of the table seating space in the orginal design. The half bathroom was originally constructed with a side by side washer and dryer with inefficient storage above. The bathroom was converted into a full bath, utilizing a stackable washer/dryer with storage above and a shower adjacent. The upper level serves as the main point to the office building while the lower level serves as a credit union branch for customers.       <image:caption>A renovation to an existing office building, originally built in the 1980’s. Since there was water leakage into the building, the building and signage tower was in need of a new roof in addition to the replacement of the second story patio with a new railing. In addition to addressing maintenance issues, we suggested the building be repainted to give curb appeal in historic Downtown Sevierville. The building was painted a shade of red to complement the existing brick facade and the surrounding downtown buildings. The railing design features a circle motif, a nod to the existing circular motif at the tower. A new streetscape and landscaping were added for additional curb appeal.
